Landscape management is the core of what we do: the routine, seasonal, and horticultural care that keeps a commercial property looking maintained every day of the year. The same crews, a written program, and an owner who reviews the site, for apartment communities, office, retail, hotels, HOAs, and institutional grounds across metro Atlanta.

Why property managers hand us the grounds and stop worrying about them.

Most landscape problems on a commercial property are not one big failure. They are small things left too long: a bed going ragged, an irrigation head spraying the sidewalk, color that should have been rotated a month ago. A real management program catches those before a resident or a board does, because the people running it are trained to see them.

What's included

The seven-point management program.

Every managed property is covered by the same seven-point program, scoped to its size, plantings, and traffic. What changes between a garden-style apartment community and a corporate campus is the scale and the schedule, not the standard of care.

  • Turf care

    Mowing, edging, string-trimming, and blowing to a clean line every visit. We cut at the height each grass wants through the season, alternate patterns to protect the stand, and keep clippings off walks, beds, and water features.

  • Bed and mulch care

    Beds weeded, cultivated, and kept sharp-edged, with mulch refreshed on a schedule so plantings hold moisture and read as maintained. Groundcovers and shrubs are shaped to the bed, never left to swallow the walk or the signage.

  • Pruning and shrub care

    Ornamentals, hedges, and shrubs pruned to their natural form and the season's timing: hard renewal in dormancy, shaping through the growing season, so they flower, stay in bounds, and never block sightlines, lighting, or cameras.

  • Seasonal color rotations

    Annual and perennial color designed and rotated as the seasons turn, so entrances and monument signs make the right first impression all year. Drought-tolerant and perennial options are available where a property wants lower-water beds.

  • Irrigation monitoring

    Zones checked on our visits for broken or misaimed heads, leaks, and coverage gaps, so problems get flagged before they show up as dry turf or a spiking water bill. Full service, repairs, and controller work are handled by our irrigation team.

  • Leaf and debris management

    Leaves, storm debris, and litter cleared from turf, beds, walks, and drains so the grounds stay safe and presentable and water moves where it should: heaviest through the fall drop, ongoing the rest of the year.

  • Proactive communication

    The part most contracts skip: we tell you what we saw and what we recommend before it becomes a complaint. A single point of contact, notes from the site, and a standing way to reach an owner when a board or a tenant needs an answer.

A management program keeps an established landscape healthy and presentable. Larger, one-time, or capital work is quoted as its own project so you can budget it deliberately. Because the same crews and horticulturists do both, the handoff is seamless.

Metro Atlanta runs warm-season turf, a long growing season, and a real winter dormancy. A management program works with that calendar instead of against it. Here is roughly how a year on a managed property unfolds.

Wake-up and prep

Dormant pruning and hard cutbacks finish, beds are re-edged and re-mulched, pre-emergent weed control goes down, and irrigation is checked and started. Spring color goes in. This is where a clean year is set up.

Peak growth

Mowing and edging are at their busiest, beds are kept weeded and shaped, irrigation is watched closely as the heat peaks, and disease and insect pressure are monitored. The grounds do their hardest-working months here.

Color and cleanup

Fall color replaces summer annuals, leaves come off turf and beds and out of drains, warm-season turf is prepared for dormancy, and shrubs get their fall shaping. Cleanup is the headline as the drop begins.

Getting started

How a proposal comes together.

No property is quoted from a spreadsheet. We look at your grounds first, then scope a program that fits them. There is no cost or obligation to get that far.

  1. A site walk

    An owner or manager walks the property with you: turf, beds, trees, irrigation, drainage, problem areas, and the impression you want the grounds to make. We look at what is there and what it needs.

  2. A scoped program

    We turn the walk into a written scope: which of the seven program areas your property needs, at what level, plus any color, irrigation, or environmental work to fold in or quote separately.

  3. A clear proposal

    You get a proposal built around your site, not a generic package: what is included, what is optional, and how the program runs through the year. Pricing reflects your actual property, which is why we do not publish rate cards.

  4. A scheduled program

    On approval, your property is added to our routing and the program begins. You get a point of contact, site notes, and an owner reachable when a board or a tenant needs an answer.

How often will crews be on our property?

That is set by your program's scope, not a one-size cadence: it depends on the property's size, plantings, and traffic. We recommend a frequency during the site walk and write it into your proposal, so you know exactly what is scheduled before you sign.

Is irrigation included in a management program?

Monitoring is. On our visits we check zones for broken or misaimed heads, leaks, and coverage, and flag anything that needs work. Full system service, repairs, upgrades, and installation are handled by our irrigation team and scoped separately.

What happens after a storm?

Routine debris and leaf cleanup is part of the program. Major storm-damage cleanup and tree work, such as downed limbs and large-scale debris, is quoted as its own project, and because our own crews do it, we can usually mobilize quickly for an existing client.

How will we know what is happening on our grounds?

Proactive communication is one of the seven program points. You get a single point of contact, notes from site visits about what we saw and recommend, and a standing way to reach an owner when a board or a tenant needs an answer, before an issue becomes a complaint.

Can we add seasonal color or environmental programs later?

Yes. Seasonal color rotations, a seven-round lawn-care program, four-round tree-and-shrub care, and targeted environmental services all layer onto a management program whenever you are ready.

Do you manage residential properties too?

Our core is commercial grounds management, but we offer residential design, installation, and services in selected areas. Ask during the site walk and we will tell you honestly whether your property is a fit.
